In 2008, having essentially shut down my loan brokerage, house factory, and a 570-home subdivision at the same time and scratching my head about what next, the story that stuck out was a refinance I had done. It was a $200k loan on a $1.2Mil condo. The loan was straightforward, but I asked the owner why she was keeping that rental property. It was cash flowing a total of $3,000/year on 1Mil in equity. That was at a time when a bank CD paid 6%. After analysis, she sold the property and invested her $1Mil at 11% in private money notes with a good company I referred her to. She was now earning $110k/yr instead of $3k.

I realized that for my next thing, I wanted to open people’s eyes to understanding how to have their capital work for them, using it to generate the income to replace their active income to pay their bills. 

Understanding how yield affects returns exponentially was the next step. The difference in returns at 2%, 10% and 18% are worlds apart.

My next question was ‘How do we continuously source high yielding investments to get those higher returns without putting the principal at risk?’. In reading David Lindahl’s “Emerging Real Estate Markets,” I understood what I had done wrong in my previous investing. I was stuck in my backyard and not scaling.

Market cycles are a fact of life. It’s not a matter of ‘if’ but when a market turns. Different areas of the country move at different times. Regardless of how great your property is, understanding and reading market cycles is crucial to your overall success. Find the right market and a great project and you have a grand slam.

The solution became apparent. Scaling to 150+ units where economies of scale really becomes effective, and partnering with a group of investors to afford the scale, was the key.

And Financial Attunement was born.
